Why the timing matters

Most property tax is decided by what you do before completion, not after. Once you have sold, gifted or transferred, the numbers are fixed and all that is left is reporting them.

Timing is everything

Most property tax is decided before completion. Exchange too soon and you can lose a second annual allowance, a tax-year split, or a loss you could have crystallised first.

💷

Reliefs you can miss

Private Residence Relief, transfers between spouses, the no-gain no-loss window after separation. Each has conditions, and each is easy to forfeit by acting in the wrong order.

⚠️

No undo button

Once you have gifted, transferred or sold, the tax position is fixed. A 15-minute call beforehand is the cheapest point at which anything can still change.

How it works

1

Book and pick the topic

Choose a 15-minute slot and tell us the topic when you book, so the right facts are in front of us before we start.

2

Talk it through

You speak directly with a Chartered Accountant/Chartered Tax Advisor. Bring the numbers you have; rough is fine. We work through what your move actually triggers.

Settle it or scope it

Simple question? Often answered on the call. A bigger job (a computation, a review, a written plan) gets a fixed quote before any work starts.

Fixed quote, no hourly

The call either settles your question or scopes the work. Plenty of questions get answered there and then. If your situation needs a written computation, a review or a plan, you get a fixed quote before anything starts.

What you can ask on the call

Anywhere UK property meets tax is in scope. If a question turns out to be outside our lane, we say so plainly and point you somewhere sensible rather than busk it.

  • CGT planning before a sale: timing against the tax year, both spouses' allowances, crystallising a loss first
  • Gifting property to children and what it triggers, including CGT on the gift and the inheritance-tax clock
  • Second homes and holiday lets: which reliefs apply and which have been withdrawn
  • Divorce and separation: who pays CGT on a transfer, and the no-gain no-loss window for getting it right
  • Inherited property: probate value, estate versus beneficiary, and who actually files
  • Second-opinion checks on a CGT computation, another adviser's figure, or an online calculator result

How we compare

Four ways to get a property tax question answered. Only one puts you straight onto a chartered adviser who works in property tax day to day.

A calculator or a quick Google can sketch an obvious case, but neither plans a move you have not made yet, and neither tells you the right order to do things in. That is what the 15-minute call is for.

Questions, answered

What can you actually advise on?

Anything where UK property meets tax: planning a sale before you commit, gifting property to children, second homes and holiday lets, divorce and separation transfers, inherited property and estates, residence questions, and what your reliefs are actually worth. If it is outside our lane we say so and point you somewhere sensible.

How does pricing work?

The 15-minute call is the starting point: plenty of questions get settled right there. If your situation needs proper work, a written computation, a review, a plan, we quote a fixed fee on the call before anything starts. No hourly billing, no open-ended engagements.

Why talk to someone before I sell, rather than after?

Because most of the levers only work before completion. Timing a sale against the tax year, using both spouses' allowances, or realising a loss first can each change the bill. After completion the numbers are fixed and all that is left is reporting them.

Who am I actually talking to?

A Chartered Accountant/Chartered Tax Advisor. Not a call centre, not a junior reading a script. The person on the call is the person responsible for the advice.

Is the advice in writing?

Quick guidance on the call is verbal. Anything you are going to rely on for a filing or a significant decision is delivered in writing as part of a quoted piece of work, so you have something to hold us to.

I just need my CGT return filed. Do I need this?

No. If the sale is done and the position is straightforward, go straight to our Reviewed filing service (£199): prepared, signed off and filed by a Chartered Accountant/Chartered Tax Advisor. Advice calls are for decisions you have not made yet.

Can you check a calculation I have done myself?

Yes, second-opinion checks are common: your own CGT computation, a figure from another adviser, or an online calculator result you are not sure about. If it is right we say so; if it is not, you find out before HMRC does.

Do you advise on shares or crypto too?

Property is the specialty. CGT questions on shares or crypto that touch the same tax year often get settled on the call as part of the picture; anything deeper than that, we say so plainly and point you to the right specialist rather than busk it.

Is the call confidential?

Yes. The conversation is confidential and your details are handled under UK GDPR. Nothing is shared with HMRC or anyone else; the call is you getting your bearings, not a declaration.

This page describes the service in general terms and is not tax advice. Quick guidance on the call is verbal; advice you rely on is delivered in writing as part of a quoted piece of work.
