What is the 60-day CGT return?+
When you sell UK residential property and Capital Gains Tax is due, HMRC requires a standalone return and payment within 60 days of completion. It is separate from your annual Self Assessment. Miss the deadline and penalties start at £100 and escalate, with interest on unpaid tax on top.
What exactly does the £199 Reviewed service include?+

What documents do I need?+
The completion statement from your sale solicitor, your purchase completion statement or contract (or probate valuation for inherited property), receipts or summaries for capital improvements, and your occupancy history if the property was ever your home. Upload what you have; we tell you if anything is missing.
How fast will my return be filed?+
Typically in 1 to 3 working days, guaranteed within 5 or your money back. The clock starts when we have your documents, your accepted HMRC agent authorisation and your cleared identity (AML) checks, and it pauses while we are waiting on you.
I am past the 60-day deadline. What now?+
File as soon as possible: filing stops the daily penalty clock immediately. Our Emergency service (from £699, quoted per case by phone) prioritises your case, handles the penalty position and files within 3 working days. Call us, day or night.
We own the property jointly. Do we both need a return?+
Each owner with tax to pay files their own return for their share of the gain, each with their own annual exempt amount and rate band. Tell us when you start and we handle the set together so the figures are consistent.
Do I need a Government Gateway account?+
Yes. HMRC rules mean only you can authorise us as your agent, via a "Capital Gains Tax on UK property" account inside your personal Government Gateway login. We walk you through it with screenshots; allow a few minutes, longer if HMRC has to verify your identity from scratch.
What if I made a loss, or no tax is due?+
UK residents only need the 60-day return when tax is due, so a loss usually means no return (though claiming the loss can be worth it for the future). Will the CGT I pay now be checked against my year-end position?+
The 60-day return uses an estimate of your income for the year, so the in-year CGT can come out high. Your annual Self Assessment reconciles it, and HMRC refunds any overpayment. We can prepare the SA100 too, using the same documents.
What happens if HMRC asks questions later?+
